Flood Risk Assessment & Reporting
If your site is flood-affected, council will want to know what happens to it in a flood — and what happens to everyone else because of it.
What you receive
Flood Risk Management Plan or Flood Impact Assessment
Flood Emergency Response Plan
SEPP-compliant development flood report (such as SEPP 3.5 & SEPP 5a.6k certificates)
Overland flow study
Flood certificate for consent conditions
How we do it
Review of council flood study data, flood certificates and gauge records
Flood Planning Level and freeboard determination
Flood hazard and hydraulic categorisation
Assessment against council DCP flood controls and the NSW flood risk management framework
Flood-compatible materials, structural adequacy and evacuation assessment
Impact on adjoining properties — afflux and flow diversion
When you need it
When council flags the site as flood-affected or flood-prone, when a consent condition requires a flood report, when a proposed floor level needs justifying, or when you need to establish whether a flood-affected site qualifies for complying development under the Codes SEPP.
