Background

Following a pre-DA meeting, council required the access road to be widened, along with a stormwater management plan and an erosion and sediment control plan, before the development application could be lodged.

The problem

Council's pre-DA advice didn't specify how the road should be widened or how far the works should extend. Complicating it further, part of the existing road was located within a neighbouring private property rather than the road reserve.

Our solution

Rather than guess at the extent and risk designing works that would be rejected, we went directly to council's engineers — and to the client's traffic engineer — to establish what council actually envisaged and how the widening would interface with the private land.

We advised the client to arrange an easement for the road accessway to resolve the ownership issue. We also reduced the extent of civil works by retaining serviceable sections of the existing road rather than reconstructing the full length.
